Concrete Floor Services in Chicago

Fine Services LLC provides two concrete floor services for Chicago homes and businesses: epoxy floor coatings and concrete polishing. Both turn tired, stained concrete into a durable floor that is easy to keep clean. The difference is how they get there and the look you end up with. Use this page to compare the two, then request a free estimate and we will recommend the right one for your space.

Epoxy Floor Coatings

Epoxy is a coating bonded to your existing concrete. It gives you a fully coated floor in a solid color, decorative flake, or metallic finish, which is why it is a favorite for garages, basements, showrooms, and restaurants. Every installation starts with surface preparation so the coating bonds properly to the slab. On every garage floor, we finish with a UV-resistant polyaspartic top coat over the epoxy; for other spaces, top coat options are part of your quote.

Concrete Polishing

Concrete polishing does not add a coating. We grind and refine the existing slab in stages with progressively finer grits, then apply a penetrating treatment that hardens the surface and helps lock out stains. You get a dense, bright floor that reflects light and cleans up with routine maintenance, without waxing or stripping. It is one of the most practical finishes for warehouses, showrooms, and retail floors, and it gives basements and modern homes a clean, contemporary look.

Concrete Floor Service FAQs

  • Do you work on both residential and commercial floors?

Yes. We install epoxy floor coatings and polish concrete for homes, businesses, and industrial spaces. Residential projects are usually garages, basements, and modern living spaces. Commercial and industrial projects include showrooms, retail floors, restaurants, salons, offices, and warehouses. The process starts the same way for every project: we assess the slab and how the space is used, then recommend the finish and prep that fit it.

  • Can you work on a floor that already has an old coating or damage?

Often, yes, but it depends on what is there. Old coatings, sealers, cracks, pitting, and stains all affect how the new finish bonds or polishes, so they usually need to be addressed during prep. We look at the floor during your estimate and tell you exactly what prep it needs and how that affects the price before any work is scheduled. If a floor is not a good candidate for one service, we will tell you.

  • What is included in your floor coating services?

Every floor coating project starts with an on-site assessment of your concrete, including cracks, stains, moisture, and any existing coatings. We then prepare the surface so the coating bonds properly to the slab, apply the epoxy system, and finish it in the solid color, flake, or metallic look you choose. On every garage floor, we add a UV-resistant polyaspartic top coat over the epoxy; for other spaces, top coat options are part of your quote.
